Heating, cooling & plumbing in Toledo homes
A few things about Toledo's climate and housing that are worth knowing before you call a pro.
Toledo's housing is older than most
Half of the homes and apartments in the city of Toledo were built in 1956 or earlier, according to the U.S. Census Bureau. Older houses here, from the Old West End to Point Place and South Toledo, often have a mix of original and updated systems: hot-water or steam boilers with radiators, older ductwork sized for a furnace but not for central air, galvanized steel or older supply pipes, and cast-iron drain lines.
That can matter for a quote. Adding central air may mean new ducts or a ductless system, and replacing a furnace with a high-efficiency model can change how a gas water heater vents through the chimney. Ask the pro to walk you through anything like that up front.

Cold, windy winters (but usually not lake-effect snow)
Toledo sits at the western end of Lake Erie. Because winter winds usually blow from the west, the heavy lake-effect snow bands tend to form downwind over northeast Ohio and western New York rather than here. Toledo still gets long cold snaps and bitter wind chills, and that's when no-heat calls and frozen pipes pile up.
- Get the furnace or boiler checked in fall, before the first hard freeze, when pros are less booked.
- Pipes on outside walls, in crawlspaces and in unheated garages are the usual freeze points. On the coldest nights, open sink cabinets and let a faucet drip.
- Know where your main water shutoff is (usually where the line enters the basement) so a burst pipe doesn't become a flooded basement.

Humid summers and wet springs
Summers in northwest Ohio are warm and humid, so an AC that runs but doesn't pull moisture out of the air feels like it isn't working. A pro can check refrigerant charge, airflow and drainage, not just whether the unit turns on.
The land around Toledo is very flat and much of it was once the Great Black Swamp, so water can be slow to drain after heavy rain or snowmelt. If your basement has a sump pump, test it in early spring by pouring a bucket of water into the pit, and ask about a battery backup if a power outage would leave it off.
Lead service lines in the city of Toledo
The City of Toledo runs a lead service line replacement program and has a map where you can look up whether the city side or customer side of your water service line is listed as lead. If you're planning plumbing work near where the water line enters your home, check the map first and mention it to your plumber.
When it ended free sign-ups in 2023, the city said replacing a customer-owned lead line would typically cost $4,000 to $5,000; homeowners who find one now may be responsible for that cost.

What to expect on cost, and how to check a pro
Prices for HVAC and plumbing work vary a lot with the equipment, the age and layout of the house, access, permits and how fast you need someone. We don't set prices and we won't quote numbers we can't stand behind. Here's how to get a fair, clear quote:
- Ask about the visit fee first. Many companies charge a diagnostic or trip fee, and some put it toward the repair. Ask on the phone so there are no surprises, especially for evening, weekend or same-day calls.
- Get the quote in writing. It should list parts, labor, any permit, haul-away of old equipment and the warranty on both the equipment and the labor.
- For a replacement, compare like with like. Make sure each quote names the equipment size and efficiency rating, and says whether ductwork, venting, electrical or a new thermostat is included.
- Ask about permits. Furnace, AC, boiler and water heater replacements often need a permit from your city or township. Ohio's licensing board notes that a contractor refusing to pull a required permit is a red flag.
- Check the license. Ohio licenses HVAC, plumbing and hydronics contractors through the Ohio Construction Industry Licensing Board (OCILB), and local building departments regulate residential contractors. You can search a contractor on the state's verification page. In Michigan (Temperance, Lambertville, Monroe), use the State of Michigan's LARA license lookup.
- Ask for proof of insurance, and be cautious about large up-front payments.
We don't vet or guarantee any pro's work. The pros we refer you to are independent businesses. Please check license and insurance details yourself before you hire.

One independent local pro we match to your request. We don't sell or blast your details to a list of companies.
How fast will I hear back?
